Redevelopment

Redevelopment

At House of Laxmi, we don’t just redevelop buildings; we reinvent lifestyles. With a legacy of trust and excellence, we transform old structures into modern marvels while preserving the essence of home. Seamless execution, premium quality, and a commitment to delivering on promises make us the preferred choice for redevelopment.

Step 1: Offer Letter / Proposal
A preliminary document outlining the proposed unit plans, carpet area, transit rent, corpus, amenities, and construction period.
Step 2: MHADA NOC
MHADA issues a No-Objection Certificate (NOC) for the redevelopment proposal and certifies the list of tenants/occupants.
Step 3: MCGM Plan Approval (IOD)
On receipt of MHADA NOC, the developer applies for IOD from MCGM, the first permit to begin construction.
Step 4: Agreement with Tenants
The developer registers the Permanent Alternate Accommodation (PAA) agreement with each tenant.
Step 5: Demolition & CC
Once the premises are vacated, the old building is demolished, and CC is issued to begin new construction.
Step 6: OC (Occupation Certificate)
MHADA issues NOC to OC, followed by OC from MCGM, certifying the building's completion.
Step 7: Possession of Flats
Upon issuance of the OC, possession agreements are given to tenants and new buyers.
Step 8: Society Formation
A new society committee is formed within 4-5 months, and documents are transferred to the office bearers.
